How do I calculate a home loan EMI?
To calculate a home loan EMI, enter the loan amount, the interest rate and the tenure in years. Fileora starts with ₹30,00,000 at 8.5% for 20 years, which works out to about ₹26,035 a month. It also shows the total interest and how the balance falls each year.

How much home loan can I afford?
Many lenders like the total of all your EMIs to stay within about 40 to 50 percent of your monthly take-home pay. Try different amounts and tenures to find an EMI that fits comfortably.
Fixed or floating rate?
Most Indian home loans are floating, so the rate and your EMI or tenure can change when the lender's benchmark rate changes. Recalculate when your bank revises the rate.

Questions people ask
Can I see the yearly principal and interest?
Yes. Open the year-by-year schedule below the result.
Does it include the down payment?
No. Enter only the amount you are borrowing.
Is it free?
Yes.
What formula is used to calculate EMI?
EMI = P × r × (1 + r)^n ÷ ((1 + r)^n − 1), where P is the loan amount, r is the monthly interest rate (annual rate ÷ 12 ÷ 100) and n is the number of monthly instalments.
Does a longer tenure reduce the total cost?
No. A longer tenure lowers the monthly EMI but increases the total interest you pay over the loan.
